Cancellation Policy

In the event that the Tenant cancels the reservation for any reason, a 5% cancellation fee will be charged. If the cancellation occurs less than sixty (30) days before Check-In Date, all monies paid by Tenant will be forfeited if the Rental Property is not re-rented by the Check-In Date. Ponderosa Realty will make all reasonable efforts to re-rent the Property by the Check-In Date.

Deposit Policy

50% payment is due at the time of booking, if booked 60 days or more from check-in date. 100% payment is required for reservations booked less than 60 days from the check-in date.
The balance of the total cost is due 60 days before check in occurs.

The unit was great for four people, the beds were quite comfortable, and the kitchen was very well equipped. We especially made use of the full-size dining table for playing cards and board games. The elk herd wandered around and about since it's so near the golf course and it was delightful to hear their bugling and sparring.

We loved our stay at Eagle’s Perch! It’s spacious (especially for only 2 people), clean, and has a well-stocked kitchen for home-cooked meals. We enjoyed sitting out on the patios to read and watch the wildlife, stars, and glimpses of sunsets. The location is convenient; it’s only a 5-10 minute drive to multiple entrances of RMNP and to the shopping district in Estes Park. The beds are on the firmer side, but sleeping soundly after a long day of hiking wasn’t an issue. We highly recommend booking Eagle’s Perch if you’re looking for a quiet oasis that has ‘80s charm!

We whole-heartedly recommend the Eagle Perch's townhouse to those looking for a nice two-bedroom townhouse in Estes Park. It's quite rare to find a rental as thoughtfully furnished and comfortable as this one is. It does look like a special home for someone who takes care for it, unlike the bare-bone throw-away places that you often find on Airbnb nowadays.

You may say the style is a bit dated - think the 80s good old days, when furniture are meant to last forever. It was quite a nostalgic throwback in time for us, who happen to love past era's real wood furniture and comfortable couches & chairs! The beds are a bit dated but very sturdy, with good quality and clean beddings. Plenty of blankets and throws! Kleenex boxes and hand lotion in every room! We were surprised to see the Sears Kenmore pair of washer/dryer is still working well! And of course the scenery outside the big windows and balcony is absolutely gorgeous. We def had our best sleep on this trip, esp after our daily hikes in the Rocky Mountain National Park which is nearby.

Location is far from the busy center/shopping strip, which is actually blessing. Here's a quick Do's & Don't list from us (mid May trip):
Don't try to walk to Estes Park lake from townhouse, drive instead.
Rocky Mountain NP easy gorgeous trails: Lily Lake, Sprague Lake, Alluvial Fan fall. Moderate: Cub Lake, Fern Lake. Strenuous: Gem Lake trail. The Trail Ridge road wasn't open yet, but we drove as far as we could and hiked.

Favorite restaurant: La Cocina de Mama.

Nice and cozy! The kitchen was well-stocked and the beds were comfortable. The location was great - easy to drive downtown and to the Rockies, and also walkable to the lake and a golf course where we saw some elk.

This was the perfect place for our stay in Estes Park. It had all the amenities we needed and we used the fold-out couch for a third bed, which was surprisingly comfortable. There were also some great VHS tapes we found so on a rainy evening, we got to introduce our son to The Brave Little Toaster. What more could you ask for?

The condo was clean and cozy and very well stocked with pretty much anything you would ever need. The location was perfect, minutes away from the park, restaurants and downtown. The condo is in the back of the building and very private and quiet. We loved it here and would highly recommend it to anyone.

Excellent location close to everything Estes Park has to offer. The condo is clean with plenty of space for a couple or small family, and has nearly everything you could need. Yes, it is dated, but reminded my husband and I of homes we grew up in, so oddly comforting. Would not hesitate to rent again.

We had a great time! It is a little dated, but very very clean. I loved the fact that it had a bike trail/lane right at the entrance of the complex that could take you all the way into town without having to ride your bike on the road.
Very private and Ponderosa has an extremely nice team. Everyone was great to talk to and would definitely be staying here again. Thank you!
