Cancellation Policy

In the event that the Tenant cancels the reservation for any reason, a 5% cancellation fee will be charged. If the cancellation occurs less than sixty (30) days before Check-In Date, all monies paid by Tenant will be forfeited if the Rental Property is not re-rented by the Check-In Date. Ponderosa Realty will make all reasonable efforts to re-rent the Property by the Check-In Date.

Deposit Policy

50% payment is due at the time of booking, if booked 60 days or more from check-in date. 100% payment is required for reservations booked less than 60 days from the check-in date.
The balance of the total cost is due 60 days before check in occurs.

THE GOOD:
The location of cabin 17 was AMAZING & we wouldn’t have wanted any other location for our stay near the Rocky Mountains but that’s the only incredible part.

⚠️First off I want to say that we did not communicate to the host the issues during our stay. They did not communicate throughout our stay or respond previous to. I will add that I have stayed at MANY places & this is by far the worse. There’s no excuse for the condition it’s in & the money you pay.

⚠️THE BAD +UGLY⚠️
•Walked into the home having dirty towels still hanging behind the bathroom door (maybe an overlook?)
•Trash cans were missing trash bags (no biggie)
•Dust bunnies the size of rats under the beds ?
•The most exciting room of the entire home with the big window to the outdoors unfortunately couldn’t be utilized because none of the outlets worked nor did the light! (Stickers on outlets indicate they are aware)
•A bag of dirty STINKY clothes left under bed (visible when we walked into the room so there’s no way they didn’t see it) made the entire room smell of a horrible odor!

The cleaning fee you pay is NOT being used to clean. You have to do all the work for them before you leave. Sweep, take all trash out (down the road which was an entire thing in itself), clean & put up all dishes. We do this anyways because we are good guest but to request what we are paying YOU for is just crap. The cleaning fee is the most I have ever had to pay at any of my stays & they are not cleaning the unit.

The cabin could be so cute if it was being cared for properly!

It’s a great private location. Wildlife walked by mornings and evenings. I wished I would have brought a humming bird feeder as there were humming birds flying back and forth. Great location to get to Rocky Mountain National park. Plus’s there’s a trail from the cabin into the park. The only problem was a malfunction of the toilet in the main bathroom. They couldn’t get it fixed until after we checked out. Stuff happens but that was the only issue.
