Deposit Policy

50% payment is due at the time of booking, if booked 60 days or more from check-in date. 100% payment is required for reservations booked less than 60 days from the check-in date.
The balance of the total cost is due 60 days before check in occurs.

The management office to pick up/drop off the keys is across town. Immediately noticed stained carpeting, torn screen deck door, slow draining bathroom sink, trash under bed, food/drinks left in fridge/freezer. We were left with one roll of toilet paper. The hair dryer did not work. The refrigerator is noisy. There’s a lack of dresser space. The bed appeared to be smaller than queen size. This was just all around pretty disappointing but we don’t spend much time in the rooms when we go to Estes Park. The location is great, it’s right on the river and the fireplace works well.

we loved the location, beautiful surroundings and perfect for what we needed. the only complaint we have is that we checked in late Monday night and stayed until Thursday morning. we were in town for a wedding. at night when we would get back to the chalet we would want to relax and watch tv before sleep. we could not get the tv to work at all. alex came Tuesday while we were gone and supposedly fixed it but again that night it wouldn't work. he came back Wednesday and finally got it to play something but he still couldn't get it fully working. when you pay the money you expect everything to work. this did not deter us though, we will definitely stay again in the future it was just frustrating.

We really loved our stay here. We love that it was a quick drive into town but in a quiet cozy area right on the river and close to the national park. We appreciated the welcome card they left for use. It was a truly beautiful place to be. We even got to enjoy the elk from afar on the property. We'd stay again.

hard to find and inconvenient to go up the stairs

I'm sorry you had a hard time finding the rental. I have had more then 20 reservations this year and you are the first to complain about finding the condo. However, you did come to the mountains so if stairs are a concern you should have asked. It's hard to build in this area with out needing stairs.

Very nice place to stay. The bed is very comfy, the kitchen is well-supplied and clean and the decor is cabin-cute! The Fall River entrance to RMNP is only a mile away, and downtown Estes Park is just a couple of miles in the other direction. Make sure you read the instructions detailing access to the property, as you need to get the key from the other side of town. My Oops, not theirs! We would definitely stay there again!

We LOVED staying at Fall River Song. The room was a very good size with lots of room to move around; the bed was comfortable, and the kitchen just right for what we needed. There were lots of windows to let in light and open at night to hear the river run. Jessica and Chris at Ponderosa Realty & Management were very responsive and friendly if we reached out or needed anything. Others have commented that the office for picking up keys was too far away - we didn't feel that way at all. Nothing is far from anything in Estes Park; this was not at all an issue for us. We loved that Fall River Song is right on the river with little sitting areas placed strategically on its banks, and a lovely path for walking along the river. Even though it was Labor Day weekend, it didn't feel crowded and we felt the peace and solitude along the river each day. There were wildflowers everywhere, and we saw wild turkey, deer and elk during our stay. We'd stay here over and over again.

This was a great place that’s very close to Rocky Mountain National Park. Having no a/c was a concern at first since we stayed in the middle of the summer. But leaving the windows open made for a nice temperature inside and you can hear the flowing river as well. I would recommend!

This places checks a lot of boxes for a mountain getaway near a river ! We loved having a fire being able to hear the river right next to us. Ponderosa was great to work with too. They took care of us.
