In the event that the Tenant cancels the reservation for any reason, a 5% cancellation fee will be charged. If the cancellation occurs less than sixty (60) days before Check-In Date, all monies paid by Tenant will be forfeited if the Rental Property is not re-rented by the Check-In Date. Ponderosa Realty will make all reasonable efforts to re-rent the Property by the Check-In Date.

Deposit Policy

50% payment is due at the time of booking, if booked 60 days or more from check-in date. 100% payment is required for reservations booked less than 60 days from the check-in date.
The balance of the total cost is due 60 days before check in occurs.

This house is stunning! The views and balconies were incredible. We would love to stay here again. The house was clean and spacious, the hot tub was wonderful, and we slept like babies listening to the river roar in the background all night. A few downsides to note, the owners car was parked in middle of the driveway the entire 4 night stay, which isn’t an issue but did make it inconvenient as we had a large party in Estes park and used our air bnb as a central meeting location. Also, the hosts have lots of their personal belongings in the house, including lots of stuff in the fridge, which made it hard to find space for all of our stuff. Just to note, there is only one bedroom upstairs, while all of the others are downstairs, it was kind of hard to tell from the listing photos! Also the listing photos showed a twin bed in the downstairs area, which has been converted to a couch but was not changed on the listing, limiting the sleeping arrangements. Overall, we had a wonderful stay.

This beautiful abode was perfect for a gathering of friends at Rocky Mountain National park.
With hiking trails a 10-15 minutes drive away, we took full advantage of the varied and scenic hikes. The accommodations were beautiful and comfortable, there were even pantry items to make cooking at home convenient if we chose to. The best part: spacious decks overlooking the mountain river right behind our house. We slept with the windows open to the mountain air and the baubling running river. It was paradise!

Great stay! Our family of 4 (2 kids, 12 and 10, girls) had a great time staying here. We absolutely loved sitting out on the back porch in the morning and afternoon reading and getting some sun. The creek was so nice to have, you could get lost just watching it move by. We felt fortunate on nearly every day to see some wildlife, wild turkey, deer, Elk and some fish. Location was so nice as well. Roads were easy to navigate and get into town (about 5 min). Great bakery close by that sells cinnamon rolls and coffee, definitely something worth getting (get there at 7:30a, or you may not get any). We really had a great time at the house, a must stay while in Estes.

Pros: outdoor space was amazing - peace & quiet while just being minutes away from RMNP & downtown Estes Park.

The property management company quickly resolved a couple of issues we had during our stay. They were easy to communicate with & did an outstanding job.

Cons: The inside of the property wasn’t exactly as pictured. The pictures lead me to believe this was only a rental property. There was knickknacks, family photos, and more items (decor/wall hangings/magnets) everywhere. It felt cluttered. We had about 3/4 of the master closet space for our items. All bathroom drawers were filled with personal items. Kitchen cabinets & fridge were both full of items. I had to move items around in the fridge so I could have one shelf for our food we purchased. I also moved items in kitchen cabinets so I could have a spot to put our dry foods. The owners car was there the whole time.

Our family felt like we were invading another persons home - not living in a Airbnb for a week.

I am sorry that you felt this way. The car refuses to charge and needs special attention. We are working to have it hauled away, but being electric this isn't as simple as it should be. The owner does spend a lot of time at the property in the offseason. This has the advantage of meaning the property is very well care for, but it also means the house becomes more personalized.

This was out first Airbnb experience. I will definitely be staying at one again. Very roomy and private. The River was so peaceful. We got to see an Elk nearby and cross the river right nextdoor while sitting on the deck.

Amazing stay and no lack of detail in the house, they had everything we possibly needed and it was very homey. The surroundings were amazing we even had an elk walk thru the yard!! Highly recommend we will be back!

The owners car was snowed in the driveway, we were told the driveway had been plowed. It wasn’t. They sent someone right away to plow and help my husband shovel snow from front steps and balcony. By FAR the cleanest Airbnb we have ever stayed at! There were plenty of towels. The house was set at 55 and it took all day to warm up. Ad says 4 beds and there are 3. There are 2 big couches you could sleep on if you don’t mind waking up with the sun. Beds were very comfortable. Ad also says 2 rooms but there is actually 3. I guess they can’t technically call the 3 a bedroom because it doesn’t have windows, but it does provide a bed and privacy. 2 full baths are upstairs and only 1 double bed is up stairs. The king and queen are down stairs with a half bath in the back of the house, which is a bit of a walk at night in the dark. We had a fantastic time here. House was clean and comfy. Snow provided endless fun for my three kids. And the wild life and views were something out of a story book.

Very close to town. A lot of wildlife. Having the river in the background was fantastic. House has everything you would need. One critique would be the beds are tooooo soft. Would not be good for a person who needs a firm mattress. Otherwise great place

What a beautiful spot in Estes Park! Our family loved this cabin, with direct river access full of trout (bring your fly rods!!).

My family basically went from fishing to the hot tub on repeat during our stay. Super close proximity to the Fall River entrance of the park and within a 20-45 minute drive to other major entrances.

Amazing views and incredibly peaceful - and within walking distance to an amazing bakery + downtown if you are good to walk about a mile each way. It’s nice to be away from the action of Estes Park while having easy access to shops if you want it. We really loved the privacy and natural beauty of this community. Nicely stocked home with everything you need!!

We had a great stay! Everything was in clean, working order and the kids loved splashing their feet in the river. The best part? Sleeping with the window open at night and hearing the rushing water from the creek! Would definitely consider staying here again!
